A luxury beachfront villa with 12,000 square feet.

Landfall sits directly on Sandy Lane Beach, St. James, one of the most coveted stretches of the west coast. At around 12,000 square feet, it’s a villa built for large groups who want space, staff, and the sand right outside the gate.

You arrive into a central courtyard filled with cascading tropical flowers and a bubbling fountain, a flower-filled oasis that draws you in and immediately sets the tone.

From here the whole property unfolds naturally: the kitchen and small gym to one side, a gazebo dining area and bar ahead, and beyond that the pool deck opening onto Sandy Lane beach. The transition from entrance to ocean feels effortless.

The ground floor holds two generous en-suite bedrooms. Head upstairs and there are four more, including the master suite with its large private balcony, a genuinely spectacular spot. Two further bedrooms share equally impressive sea-view balconies. All bathrooms have both a shower and a bath.

Back outside, a heated jacuzzi sits at the edge of the patio. Steps down from the pool terrace, a sunken seating area leads into the air-conditioned bar and media room, oversized L-shaped sofa and the sound of the sea just above you.

The main pool is unheated and no more than five feet deep. A smaller heated pool off the gazebo dining area seats eight to ten adults, and works particularly well for evenings.

The villa sleeps twelve, up to fourteen when the additional guests are children under fifteen.

Sandy Lane Golf Course is adjacent.

Landfall has no affiliation with Sandy Lane Hotel; guests cannot access the hotel’s facilities but can book golf, spa, and dining there as non-residents.

Situated next to the master is a comfortable, spacious and modern suite. This is a favourite of guests with small children due to the room’s dimensions. It has views over the garden and saloon doors lead through to a luxurious bathroom. Laura, the owner’s daughter, lays claim to this room due to the size of the flat screen TV and the super-chilled air-conditioning!

A security deposit of US$2,000 will be required on or before arrival. If there are 14 people, there is a charge of USS$60.00 per day. * Price subject to confirmation by property owner.

Summer and Winter Payment terms:
For bookings over the Summer and Winter period there is typically a 5 night minimum stay upwards. The deposit payable is 25% of the total rental price and the balance is due before 60 days of the arrival date.

Christmas and New Year Pricing Information
Bookings over the Christmas and New Year period tend to have stricter payment terms and higher room rates than at other times of year. Typically bookings are subject to a 14 night minimum stay. There is a higher deposit of 50% of the total rental price payable for these bookings and the balance becomes due earlier, at 90 days before arrival.
